CONCEPT PLANS:
A concept plan is an accurately scaled floor plan and elevation. It can be used to obtain preliminary building estimates and to use in pre-lodgement meetings with councils.
Concept plans allow you to analyse and make changes prior to ordering your construction drawings.
The concept plan can then be taken to your local draftsman to complete the construction drawings. You may purchase standard construction drawings from this website or ask us for a quote to prepare drawings based on your revised concept plan.
Each concept plan includes the following drawings:
1) Floor Plan and Elevation - showing room sizes as well as sizes and placement of windows and doors. The plan has overall dimensions. The elevation is generally from the front.
CONSTRUCTION PLAN:
Construction Plans are also known as architectural drawings, working drawings or blueprints. They are used to obtain final building estimates, council approval and for the construction of your house. 6 sets of construction plans are included with each order.
Each set of construction plans includes the following drawings:
1) Floor Plan - fully detailed including placement of windows, doors, internals walls and wardrobes. The plan is completely dimensioned.
2) Concrete Slab Plan - is fully dimensioned to give all setout details and stepdown locations. A local engineer will be required to classify the site and design the slab construction details.
3) External Elevations - shows the front, rear and both side elevations indicating external window and door locations and external material finishes.
4) Cross Section - shows cross section details of the home and indicates wall and truss construction methods.
Because of regional differences and clients individual requirements, our plans do not include electrical diagrams, plumbing layouts, frame and truss design or detailed specifications. These are either specialist fields or personal choices to be determined in conjunction with your builder. Also, our plans do not contain information specific to your site, I.e. site plan, landscape plan or site analysis.
